1. Our approach
By default the site uses strictly necessary storage only. Cookies and third-party content in the analytics, marketing and external-media categories are enabled only with the explicit consent you give for each category separately in the cookie preference panel on the site; until you give the relevant consent, no request is sent to Google, Meta or LinkedIn.
“Accept all” allows every category and “Only necessary” allows strictly necessary storage only; both are offered with equal ease and no category is pre-selected. Through “Preferences” you can switch each category on or off individually.
2. Necessary storage
- Language preference (TR/EN).
- Display preference (light/dark theme).
- Your list of saved properties.
- Your cookie preference (the choice made, its version and date).
These entries live in your browser’s local storage, send no identifying information to our servers and are removed when you clear your browser data.
3. Third-party content
- WhatsApp: clicking the WhatsApp link takes you off the site, where Meta Platforms’ rules apply.
- Videos and fonts are served from our own servers and set no third-party cookies.
- Google Analytics, advertising tools (Meta, Google Ads, LinkedIn) and Google Maps: loaded only if you allow the relevant category; see sections 4 to 6.
4. Measurement cookies (Google Analytics 4)
If you give your explicit consent, we use Google Analytics 4 to measure how the site is used, as anonymous, aggregated statistics (such as pages viewed, visit duration, device and browser type and approximate location). The service is provided by Google Ireland Limited (Gordon House, Barrow Street, Dublin 4, Ireland) and its affiliate Google LLC (1600 Amphitheatre Parkway, Mountain View, CA 94043, USA) (together “Google”).
- _ga: holds a randomly generated identifier used to distinguish visitors; retained for 2 years.
- _ga_<measurement ID>: used to keep session state; retained for 2 years.
These cookies, and every request to Google Analytics, come into play only if you switch on “Analytics” in the cookie preference panel or choose “Accept all”. Google Analytics 4 does not log IP addresses; Google signals and ad personalisation are switched off, and the data is not used for advertising.
Data processed in this way may be processed on Google’s servers outside Türkiye, including in the United States. The processing and the transfer abroad rely on the explicit consent you give in the cookie preference panel, under Articles 5(1) and 9 of the KVKK. Declining has no effect on your use of the site.
You can withdraw your consent at any time by switching off “Analytics” through the “Cookie preferences” link at the foot of every page. Measurement then stops and the _ga cookies are deleted from your browser; withdrawal does not affect the lawfulness of processing carried out before it. Details of Google’s data practices are in the Google Privacy Policy (policies.google.com/privacy).
5. Marketing cookies
If you give your explicit consent, we use the tools below to measure the effectiveness of our advertising (whether people who see or click our ads go on to visit the site) and to show ads on those platforms to people who have visited the site (remarketing). These tools send the pages you visit, browser and device information, your IP address and cookie identifiers to the provider concerned, which may match them to your account on that platform, if you have one.
- Meta Pixel (Instagram and Facebook ads) — provider: Meta Platforms Ireland Limited (Merrion Road, Dublin 4, D04 X2K5, Ireland) and Meta Platforms, Inc. (USA). Cookies: _fbp (3 months), _fbc when arriving from an ad click (3 months); on the facebook.com domain, fr (3 months).
- Google Ads conversion tracking and remarketing — provider: Google Ireland Limited and Google LLC. Cookies: _gcl_au and, when arriving from an ad click, _gcl_aw (3 months); on the doubleclick.net domain, IDE (up to 13 months) and test_cookie (15 minutes).
- LinkedIn Insight Tag (LinkedIn ads) — provider: LinkedIn Ireland Unlimited Company (Wilton Plaza, Wilton Place, Dublin 2, Ireland) and LinkedIn Corporation (USA). Cookies: li_fat_id (30 days), li_giant (7 days); on the linkedin.com domain, bcookie (1 year), lidc (1 day), UserMatchHistory and AnalyticsSyncHistory (30 days).
These tools, and every request to them, come into play only if you switch on “Marketing” in the cookie preference panel or choose “Accept all”. The advertising consent signals passed to Google through Consent Mode (ad_storage, ad_user_data, ad_personalization) are set to “granted” only in that case too. The Meta Pixel’s automatic event detection is switched off; only page views are sent.
Data may be processed on the providers’ servers outside Türkiye, including in the United States. The processing and the transfer abroad rely on the explicit consent you give in the cookie preference panel, under Articles 5(1) and 9 of the KVKK. Declining has no effect on your use of the site. Cookies on the providers’ own domains (such as fr, IDE and bcookie) are governed by their policies and cannot be deleted by this site. Details: Meta Privacy Policy (facebook.com/privacy/policy), Google Privacy Policy (policies.google.com/privacy), LinkedIn Privacy Policy (linkedin.com/legal/privacy-policy).
You can withdraw your consent at any time by switching off “Marketing” through the “Cookie preferences” link at the foot of every page. No further data is then sent to the providers, and the _fbp, _fbc, _gcl_* and li_* cookies on this site’s domain are deleted from your browser; withdrawal does not affect the lawfulness of processing carried out before it.
6. External media (Google Maps)
The location map on property pages is loaded from Google Maps (provider: Google Ireland Limited and Google LLC). When the map loads, your IP address, browser information and interactions with the map are sent to Google, which may set cookies such as NID (up to 6 months) on the google.com domain.
If you allow “External media” in the cookie preference panel, maps load automatically. Otherwise a “Load the map” button is shown in place of the map; clicking it loads that one map at that moment and is not recorded as a lasting choice.
Data may be processed on Google’s servers outside Türkiye, including in the United States; the processing and this transfer rely on your explicit consent under Articles 5(1) and 9 of the KVKK. You can withdraw it by switching off “External media” through the “Cookie preferences” link; from then on maps no longer load automatically. Cookies on Google’s domains are governed by Google’s policies and cannot be deleted by this site.
7. Managing cookies
You can change your choice at any time through the “Cookie preferences” link at the foot of every page. You can also delete or block cookies and local storage in your browser settings. Blocking necessary storage means language, theme and saved-property preferences are not remembered; other functions are unaffected.
